We own a condo in Hawaii and renting to Airbnb guests is common practice. We live in our unit full time. Due to the high electricity cost, it is really rare to have A/C. My monthly electricity for just the two of us, without A/C, runs about $250 for a one bedroom loft. As such, everyone relies on the tradewinds to provide a breeze and use louvered windows and fans to regulate temperatures. As a result, there's strict noise rules and everyone is typically really respectful.

A guest renting the neighboring unit is using his lanai (balcony) to take 430am Hawaii Time meetings. The lanai is located right next to our bedroom windows and it's loud enough that I could take meeting notes.

I don't want to be rude or impact the renters stay, but it's really hard to wake up at 430am with his meetings.

Is there a nice and non-confrontational way to handle it?

By any chance does the condo have a rule about "quiet hours" from say 10 PM to 7 AM? Many do.

you could tHey "hi, my name is A and I live next door, how you foin, blah, blah, blah". Once you've broken the ice, you could say, hey, I know you probably weren't aware, but I can hear you you when you're talk on the phone at 4:30. It's a little loud.

Hopefully the neighbor will apologize profusely and not do it agsin, or at least take it indoors. Sometimes, people don't realize their behavior is annoying and if you can bring it up instead of screaming and threatening, they'll stop. And when the racist stops, say thank you.

Or get some earplugs. Or mention to the owner-landlord - this may be a one time thing, but the owner should be aware voices carry and should tell the tenants to keep it down.

I would simply knock on a window or make a noise to let them know they can be heard. Like turn on a Radio or the TV. They may not realize that they can be heard. Maybe they will then move to another area.

But try Sheila's method first. He truly ay not be aware of being a noise nuisance. If he doesn't cooperate then proceed with whatever violation methods you have in you HOA.

We did have a similar case where the caller was on his balcony (back when we allowed smoking on them) His business calls were to other countries. Still there's no excuse for breaking the noise rules. He wouldn't operate and we did call him to hearing and fined him. He stopped.

There is no earthly reason why you should have to resort to ear plugs, etc.

That would be 9:30 AM New York time, 2:30 PM London, 3:30PM Berlin, etc etc: prime business time. Now that companies are multi-nationals and phones are mobile, business goes on at all hours of the day.

As for the OP's problem, there isn't much she can do. Airbnb "renters" often have no incentive to behave themselves and she's lucky they're not partying - which is why many condo developments don't allow short-term or hotel style "rentals" at all.

Any action that a condo association can take will be after the fact, not preventative, unless they modify the CC&Rs to prohibit Airbnbs altogether. Fining the owner of the Airbnb unit may be satisfying - but it won't bring back the lost hours of sleep, or guarantee that this won't happen again.

So she's left with what she can do herself to control sound transmission; ie, white noise machines, ear plugs, noise-canceling headphones, closed windows, etc. Or deciding that getting a good night's sleep is worth the high cost of air conditioning. No, it's not fair, but at some point you have the choice of going with what works or stewing over something you can't control.

I usually disagree with Cathy, but based on ur experience above, and given that Victoria writes that her HOA has "strict" rules against noise nuisance (as do we), the Onwer can be called to hearing and fined (assuming there is a fining schedule).

Back in 2013, there was a issue where two posters simply couldn't agree to disagree.
The bickering between the two led to a lot of complaints from others who made their dissatisfaction known to the moderators.

The moderators changed a few things on this site because of it.

Hi,

It may be that this person doesn't know how loud they are being. Let them know that you can hear them very clearly, and ask them if they can take their meeting inside. Explain the noise rule like you did here without being confrontational.

I'd speak with this person in the day as opposed to waiting until 4:30am.

Yes, explain your situation and ask nicely and maybe say something like this pandemic has really altered everyone’s schedule.

Most people don’t intentionally try to bother others , he probably just doesn’t realize it. Especially at that time at when things are quiet and nothing to buffer the sound.

My guess is that he probably doesn’t want you to hear his conversations either.
