Someone told me that there is a 718 Florida Statute that says a LCAM must be present at all condo association board meetings.

Does anyone know if this is true and which Statute its under?

Did you try Googling this? Or ask the person who told you that where he or she got the information? You can find Florida Statutes on the state government's website (may have to do some digging) and see for yourself.

LCAM simply means licensed Community Association Manager. Florida might require them to be licensed, but that doesn't necessarily mean they MUST attend every meeting. Read your documents and see what they say.

Its hard to google the word CAM or LCAM.

Hopefully an LCAM from FL will no the answer...

I have asked the person that told me, but they just say its in the 718 Statute.
And our LCAM isn't the brightest. Which is why were looking at getting a MGMT company to take over.

Actually a light came on and I decided to search for Association Manager and it came up with some finds..

But, I didn't find anything that pointed to board meetings.

No, the LCAM does not have to be present at all Board meetings; this is typically spelled out in the contract between the Association and the management company.

Googling can be a tricky business - it usually pulls up a number of words and phrases that are close to what you're looking for, so you have to scroll through it. That's how I found LCAM property manager.

As for this "someone", I suspect he or she doesn't know either (probably repeating something someone else said). In any case, go to this link and see what you can find:

Assuming your condo is subject to the Florida Condo Act FS 718, then I find no such requirement. Do w word search for "manager" at http://www.leg.state.fl.us/statutes/index.cfm?App_mode=Display_Statute&URL=0700-0799/0718/0718.html

However, in general, I think the presence of the manager at board meetings is desirable.

I've been following this board for years and don't ever recall seeing this requirement mentioned. In fact, some associations are self managed and don't even have a PM, CAM, or LCAM and they apparently have legal board meetings.

There is no requirement under 718, 719, 720, 721, or 723 that the CAM be at a board meeting. That said, it is usually the case, even if for nothing more than to present the manager's report. I've managed associations where all I did was present the manager's report (and answer a few questions), while in others I ran the board meeting (yes, the president "presided", but really....?).
