Hi-

Our board is working on a project to install EV Charging Stations in most or all of our guest spots. The discussion hit a snag when a few board members wanted to know whether these EVCS' would be open to owners and visitors, or just one of those two. The underlying concern is that if owners are allowed to charge at these stations, they would be parked in guests spot, which would take away that spot from an actual guest (problematic during a peak visiting time).

I wanted to ask how others handle this situation? If you have EV charging stations in your guest spots, who can use them and for how long?

Thanks.

Why not make dedicated EVCS parking spaces regardless of owner or visitor? Just dedicated parking for EVCS use ONLY. If your not charging your not parking.

I don't think I'd bother putting them in guest spots at all. Something like this is more appropriate for residents since they'd have to pay the electric bill through their assessments. If a guest comes in and has an electric car, let him or her take care of the charging and pay for it themselves before they show up.

Guest spots?

Law of unintended consequences.

I don’t understand.

Doesn't California have laws or regulations about charging stations? I'd research those first to see they provide guidance on what you can or must do. Also check the Davis-Stirling web site.

Here's what I've found:

Text of a bill from late 2019 on parking requirements - http://leginfo.legislature.ca.gov/faces/billNavClient.xhtml?bill_id=201920200AB1100

Davis-Stirling - https://www.davis-stirling.com/HOME/Statutes/Civil-Code-4745 *and*
https://www.davis-stirling.com/HOME/Statutes/Civil-Code-47451 *and*
https://www.davis-stirling.com/HOME/Statutes/Civil-Code-4600 (this item talks about granting exclusive use of parts of the common elements and may say something useful)

Hopefully some of our California posters will know more.
