Does anyone know of any full service management companies? We're seeking one that can handle all of the duties of our defunct board.

You could try checking the community association institute website, which is a national organization of homeowner associations and various vendors like property managers. Some are national, others may be local. If you have friends living in other HOAs in your area, you could also ask them who they use.

You mention your board is defunct, so here's something you need to understand at the start. Your property manager can handle daily operations, but a property manager IS NOT the board of directors. You still need a functioning board to hire a property manager, attorney, and whatever everyone community needs to function, because all these people work at the board's direction.

If you don't have anyone willing to serve, your community risks being placed in receivership. A judge will appoint a receiver to run the association and make all the decisions. if you and your neighbors don't like it, there won't be a damned you can do because the receiver only answers to the judge. You and your neighbors will also have to pay the receiver, the property manager he or she hires, court costs related to all this ON TOP OF assessments, which will skyrocket to cover all this, and fund 4eserves.

Your "defunct board" should have warned everyone about this but since they apparently didn't, you'll need to start by finding people to serve on a board - and you might as well put in a bid for one of those spots. Get that going first and the start looking into hiding a property manager. Get ready to rumble -you've got a lot of work ahead of you. Good luck!
