Does anyone know of an Inspection company that has the capacity to read HOA docs and then look for all violations of the docs on each owners property in the community? Treasure Coast FL

In my experience, review of association properties for compliance with the terms and conditions of the Declaration of the Association or Architectural Guidelines/Rules (or whatever they may be called) is one of the roles of the management company. Do you have one? Is the responsibility for doing so called out in the contract?

Property inspection was one of the services our MC offered us. Based on cost, we declined. If any of our BOD see or are made aware of a violation, the BOD will undertake verifying it. If it exists we have our MC send the Violation Notice letter.

Our management company uses an online, interactive software tool for inspections.

It has the community graphically mapped in the database, allows immediate entry or a violation flow with approvals, photos in real time, automatic tracking, letter generation, and complete transparency for the board and ARC. Community is HOA of about 320 properties.

The tool is pretty slick.

George,
I think our PMC uses the same system. It really is a cool set of features for violations and also ARC applications.

Funny that the OPers name is the start of the tool we are talking about I think.

Small community of under 20 homes. No mgmt company. Thought there might be a home inspection company with a branch for this.

Would like to learn more about the software tool. Is it exclusive to one particular management company, or is generally available?
