The CC&Rs do not address this potential problem. Does anyone have experience in this field.... that is, how can each condo unit be limited to the number of vehicles it can have? Keep in mind that there are parking areas(assigned) for each unit and there are "free" parking for visitors but if all of the "free" parking is being taken up by owned vehicles by condo owners, that could potentially leave little to no parking for visitors.

Has this become a problem with visitors not having places to park? You said that it is "potential" If not, it really is hard to tell people that they cannot own or park more than a certain number of cars in their devlopement. Hopefully, you have a sufficient area to accomodate everyone. Your best bet is to focus on current problems and deal with the parking later on if it starts to get out of hand.

If parking is not addressed in your CC&Rs, it will require that you amend it with the approval of the required percent of your owners. A board cannot impliment rules if not covered in the CC&Rs. Harold

Sorry that I was not specific.. Yes, it has been/is a problem.. the overflow is now parking in other individual's assigned parking... a rippling affect. I suspect the CC&Rs will have to be addressed.. that may be the solution.

Harold, even if the governing documents do not mention parking, there is more than one way to "skin a cat."

If the local municipality has density restrictions (defining what a single family, condo, or other home is) then parking (and number of vehicles owned) is limited by that equation. Most (not all) communities have local ordinances which they can use to craft resolutions for situations such as the poster presented.

Also if the HOA owns the common parking spaces - it does not require a community vote, just a board resolution to initiate or amend a parking resolution.

JimM10 - if your community has "x" number of spaces for visitors, your board can implement a parking resolution which addresses those parking spaces which are common - by making them "visitor only" parking. It may require that you have all residents register vehicles with your M/C, have a towing company out to monitor parking habits, provide decals, post signs, etc - but it can be done.
