I don't know how many of these helpful articles I've posted, but whenever I consider stopping, I read a few conversations that indicate they may be helpful to at least one person besides moi. I'm not looking for a ton of comments, but hope the information helps HOA board members, especially the newbies, become more effective and perhaps reduce some stress (lots and lots of that too!)

Years ago our manager brought in a skilled negotiator to train his staff. One of the exercises involved dividing us into teams of four and having us solve a problem. My team arrived at the wrong solution - the young newbie team member was actually correct but he didn't push the other three of us who were older. The trainer was delighted (we won the Most Interesting Dynamic award).

The lesson still resonates twenty years later.

(I also remember the lesson on How to Buy a Car at a Good Price: Wait until the economy is bad. Go to the dealership around 5 PM on the last day of the quarter, but only if the weather is lousy. Bring along two small children who haven't had their supper and turn them loose. Don't leave until you get what you want.)

Do not go on a bad weather day. Go on a good weather day when no one wants to stay inside. I do like the idea of bringing two cranky kids.......LOL
