We are hiring a new management group for ou site condos. Should we hire a special kind of group or can a regular condo management group handle site condo business?

I don't think it makes a difference, but you should start with what your current company is doing, if you have one, and think about what they did right and wrong and what you'd like to see with the next company.

If you're new to this, start with your documents. What is the association supposed to do and how can a management company help in that regard? What would the homeowners like to see - polling them is always a good idea.

The only advice I have is hire a company that has experience with condos. They are a different animal and much different that single family homes.

I am curious: What do the Master Deed and Bylaws designate as "common areas"? E.g. are lawns to be maintained by the condominium association? What about roofs?

LouH1, for what does your condominium association have maintenance responsibility? Roads? A park? A swimming pool? A clubhouse? Sidewalks? Something else? In your Master Deed or Bylaws, these are likely referred to as "common elements."

Mostly I am trying to learn about how things are done in Michigan. Among states, Michigan is a bit unusual in that it has a condominium statute but no HOA statute. This forum gets a fair amount of questions from Michigan homeowners.

So I guess we could say you are a single homes condo association. Not all state differentiate between "condo type construction" such as standalone homes condo, townhomes condo, multi rise condos, etc.

SC has two classes. Multi story (two or more) buildings and they call them Condo Associations. All others are called Home Owner Associations. Both have different State Regulations with the Condo Associations being the most regulated.

Common property could be as little as an entrance sign. It also could include every amenity under the sun like pools, tennis courts, roads, etc.

I see also that Michigan's Condo Act covers certain mobile home parks.
