What happens if only 2 people want to run? We have only 25 houses and no one wants to run.

C'mon - spending the time to provide suitable information will get you answers.

Take a look at the sort of information asked for in the thousands of other posts and give it a shot.

Then you cajole people to run for each seat or just make do with 2 people to be the sole board members and officers.

Or is it nobody who will run? If so, just cajole and beg people to run.

Better yet, just get rid of the HOA.

Inform the naysayers how much more assessments will be under receivership. Somebody with no horse in the race gets to make financial decisions on YOUR community. It's like handing a total stranger a laded creed card and say here, spend.

We are 112 owners and have to go asking to fill our 5 person BOD. Reason is our people are happy so they see no need to get involved.

Your HOA may not need more 2 - 3 board members/officers to run. Your size is pretty small. Our HOA was 107. We originally had 9 board members. We went down to 5. So find out what the # is must have.

My theory was "There is ALWAYS a bigger fish". Which means I made the job that no one wanted into one others did in the end. When I was ready to leave there were more people wanting to step up. Why? Because of all the improvements I made people were interested in participating in a HOA that was working and not failing.

A BOD of 3 can easily run a small association especially if you have a MC or bookkeeper. President, VP & Treasurer (same person) and a Secretary. Though we have a 5 person BOD we only have 3 Officers. Basically the Pres and VP/Treasurer(myself) run our to day operations. The BOD only meets 2-3 times a year but we discuss business via Email/phone and we can phone vote if needed.
