Rentals have been an issue for good and bad in my community, but we don't have AirBnB issues. I know there has been discussion on this website about them and how communities should respond to them. Here's a link to an article that can help homeowners and HOA boards in deciding if they should be allowed and under what conditions.

Communities with CC&Rs that already limit short-term rentals are way ahead of the game, because rental restrictions can sometimes be a tough sell if you're trying to get an amendment approved.

I'm thankful that my CC&Rs say that rentals must be for a minimum of 6 months and require a formal lease, a copy of which must be sent to our PM. Our restriction also specifically prohibits hotel-style or corporate housing, so any airbnb-style "rental" is clearly a violation.

I agree that covid-19 has upended the equation both for owners (who now need to spend more time and money on thorough cleanings, which comes out of their profits) and for potential visitors (since high-traffic venues of any sort are more risky, especially those that lack any oversight). Silver linings for those who view airbnb as a plague in its own right...

We're in California under Stirling Davis, small community. We currently have 106 AirBNb short term rentals. They are problematic due to irresponsible owner's who continued to book stays during a county shutdown. Another issue is the, "house parties," large groups who not only disrupt the community but are not in compliant with CDC and state guidelines. We're beginning the process to keep the number of AirBnB's at the current number and not allow any homes closing escrow after October 1st to use the home as a short term rental. Stirling Davis does have a list of suggestions which I found helpful.
