Anyone here a self-managed HOA using a cloud-based solution like SmartWebs.com? If so, what has been your experience?
Or using anything similar?
I just wanted someone's opinion or recommendation.
We're trying to figure out if using that with our HOA Board, and HOA Attorney and and Accountant would work for us in NC.

Hi LeisaK,

Did you go with SmartWebs or a different software? We are just beginning the search, so if you have any tips we would greatly appreciate learning from your experience. Thank you

The software you mentioned seems to be more a tracking (violations, architectural request, work orders) software then anything else. Those things can be done with a simple database.

To me the critical issue with self management is dues collections, dues tracking, expense tracking, bill paying, etc. as in money management which is time consuming and requires a different set of tools. My HOA could easily be self managed if someone would take the time to do the financial management work. Nobody on the BOD, myself included) want to take the time to do this so we use a Property Management Company tha specializes in HOAs.

I would have to wholeheartedly disagree. Handling maintenance and violations is a lot more time consuming for management companies. Because of technology, I don't handle deposits, I write maybe three checks or less per HOA (all are on autopay), bank accounts have auto-reconciliation and monthly end financials happen at the push of a button..

I just watched some demo / training videos for software called PayHoa and it looks like it might be what we need. It includes billing, collection and communication to owners plus paying expenses to vendors and creating financial reports. The information can be tailored so that board members see lots more details than non-board members. Documents can be uploaded and shared. Based on a quick review, it looks like it might be perfect for our organization. If anyone knows of similar software, please let me know. Here's the website for PayHoa if anyone else might be interested. https://www.payhoa.com

I would expect so for management company but for an HOA considering self management they got to get
their financial act together first and foremost. The rest can follow.
