California passed legislation last year (California SB326) that requires mandatory inspections of most condo balconies every 9 years for safety. For condominiums, the inspection must be performed by a licensed structural engineer or architect.

Has anyone performed this inspection yet? I am trying to figure out if there is a directory of companies that perform these types of inspections? My alternative is calling up local engineers or architects to get quotes that way. This is a heavy burden on California HOAs and we are looking to do this in the most cost-effective manner.

Unless condo balconies are elevated structures of mainly wood, the law doesn't apply to them. (Ours are concert and steel rebar) Meanwhile just wait a long time like MarkW before you think about inspectors. A whole new industry is springing up to take $$ advantage of this legislation.

Also, meanwhile, make sure your CC&Rs are clear about who is responsible for balcony repairs. If your HOA make sure you're building your reeves for that item
