things have been going significantly better.

the president and I are still getting along . we both agree that there needs to be some accountability and documentation requirements that the manager is responsible for.

we have now test driven two cmms (computer maintenance management software) program and are going to present the one we think is best to the board.

the president is going to insist the manager start utilizing the system,,

no ifs and or buts.. it's going to be a requirement..

the president and I are working together to come up with written procedures and protocols that must be followed..

thank goodness! finally!

Good for you. I know working with people who don't always see what you see can be difficult, but there has to be give and take on all sides and everyone has to keep the prime directive of HOA board service in mind - it's not just about you, but the entire community and making decide that will benefit everyone.

You can't always change what people think and why, but you can regulate how you respond and approach the issue. The main thing I had to learn in my 10 years on the board was to separate the people from the problem I got that tip from a book on negotiation years ago and while it's not always easy to do, it can keep you from cussing someone out of smacking them on the head with a baseball bat!
