We are in a very small condo building that had been using a "full service mgmt." I had checked the manager and he actually was instrumental in making us aware that his services are a rip-off" As the president he would send me emails and texts about people paying the incorrect amount and late payers and then say he needs to add a late charge which I told him no way anyone should get a late charge because of a problem he caused himself. I repeatedly told him he needs to follow up and mail people the monthly HOA bill. This was occurring between Jan 2020 and Apr. 2020 when we made the decision to fire him. On his last month he was to get all necessary documents to the new company and failed to do it. I picked up the documents myself and now everyone is confused because they were told by May 1st. a new mailing address was to be issued. So because no one here wanted do any board positions this responsibility is on me to complete the transaction. I'm planning on filing a complaint with the Real Estate licensing Board and the BBB. because I have cold hard evidence that he completely and purposefully sabotaged the transition to a new company. Now he wants to be paid and I'm currently disinclined since he's forced me to do his job for free. I'm in Southern California near Los Angeles and this guy is bad news. I'll be happy to disclose his information to anyone especially if you're near Long Beach, Los Angeles, Torrance or Riverside, these are areas he misrepresented to the board as being the manager of the building when he actually only managed 1 unit in most of these areas.

Like any other company he is subject to review and the opinions of others about his service. I'm offering to give anyone here his information in a DM since names are not allowed. I think he has this coming to him and I plan on going in other community publications where the company that is getting reviewed can be named. I'm thinking of using an administrative aide to help with finding and sending documents to the new company. So if anyone here has gone through this before what type of service would be most economical for the task? since I'm new but I'm highly motivated because the new system will allow us to save $400 a month by being self managed and only paying an HOA billing service. This building has nothing, it's about as basic as it gets, but managers are charging roughly $600/mo. to lie and tell us they have emergency service which I thought was important but found out we can't actually get any on top of all his other deficiencies.

Drop your feelings/beliefs about what was and move forward. Do not waste you time reporting anyone. It will go nowhere. Spend time looking for a bookkeeper and/or accountant to handle the finances. Also look into a bank lockbox service. Maybe even one of your owners would do it for say $300 to $400 a month.
