Hi,

My building’s contract with Comcast/Xfinity is ending in several months. Replacing them seems very difficult because they own the wiring and there isn’t an easy way to replace them. Has anyone dealt with this?

Are you sure they "own" the wiring? Have you read the actual contract that's expiring?

For what it's worth, I WISH we could ditch Comcast but it's the only game in town around here.

Some of those contracts were set up YEARS ago, where the cable company agreed to do the wiring and major installation in exchange for having exclusive access to the community. These days, things can be thicker in light of satellite TV and now everyone moving to streaming.

It may or may not be easy to cancel the contract, but you're probably not going to get away with simply walking away when the contract ends. Do this correctly, starting with having the association attorney review the contract and seeing what your options are, what they might cost if you want to cut ties, and if the homeowners are willing to pay it.

I think SheliaH has hit the nail on the head. The details of the expiring contract are extremely important.

Mark,

Do read your contract to make sure you know how to properly cancel.

Although you are correct that the cable company owns the wires, it is highly unusual that they take the time and expense to remove them. They are typically abandoned in place. Once this happens, the wires belong to you and you can use them as you see fit.

Hello, in Florida we engaged a cable consultant who knows all the ins and outs of tbe business and secured a nice deal for the community . Look for one in your area

I believe there are anti-trust laws that prevent companies from monopolizing cables and wires even if they own them. I would check and see if any other companies provide service in your area. They would know better than anyone if they can provide you cable. It is not unusual to have more than one cable or electric company to use the same cable or wires.
