WE called a "Special Meeeting" and the developer is going to come and we have been
working with him with budget he handed out and the concers we have with the billing of the Septic and a whole lot of other issues, Turnover and Responsibilites ect..... Thanks to you.

Hopefully some things can be resolved at the Special Meeting but I need proxy's from the owners......We are a small association here with 15 owners, very unique as a Resort condo ...

Can they e-mail the proxy's ? Our Meeting is Oct 13th.

DottieS: Proxies are normally used for voting purposes; if the developer has not turned over the association as yet to resident control, don't know if proxies from residents (email or otherwise) can be used or if they would be valid. It may be addressed in your covenant docs.

You certainly as residents can express your concerns to the developer and also to the local municipality since they will have to inspect and approve the septic, curbing,streets, those items which must be installed/completed to local codes and standards.

DottieS: I'm am sure you can have email proxies if properly stated but I would check your DOCS to make sure you need them! If the developer is still in control the BOD has very little to say. But whatever you do make sure you go by what your DOC say. How is in charge? If it is the developer then it is his call and his budget. If and when he turns control over to the BOD make sure all the taxes have been paid to date so the HOA doen't get stuck with any back taxes and unpaid bills that the developer has not paid. ( Check for liens ) Good Luck

Dottie, proxies need a signature. If signature is not available with email or not allowed then possibly your association allows signed proxies to be faxed.

I am sorry, I said the Special Meeting was the 13th and never got back here to tell you it was changed, it was the 6th . I was so busy getting everything together for the meeting that I thought was going to be a week later than I expected....

It is great, everybody sent in the proxy's that could not be here, and right I did not use them, but it showed support and when it gets turned over, (which is not soon enough) we will have to explain the information I have been collecting.

Please bear with me as it is all so new, I have two other condo's and they are already established. None of the owners have ever owned a condo, just thier own homes. It is difficult making some understand the concept, owning to the studds, and we all own everything.....

It is great that we got all the facts and are working to correct them, when I first bought, they wanted to take over right away. We found the problems and than more problems and yes we are not in such a hurry now.

We want it right for the good of all of us.
