I have been asked to assist in developing standards for the decks/docks as many in the community are replacing existing and would like modification. We are a small 27 unit complex in South Florida.

I have reached out to the building department to inquire local restrictions and am familiar with the color and material selections which have been approved. Can anyone provide any additional insight or potentially share their HOA policy on Docks/Decks?

We don't have them, but you might want to take a look at some of the home improvement store websites that have articles/blogs on building decks and start from there. In addition to requiring prior approval from your board of directors, your standards might address things like materials, colors, whether the homeowner can also install things like awnings or spas, if the deck can only be built on certain parts of the house, etc.

You could also poll the homeowners and get suggestions. You may not necessarily want cookie-cutter decks, but nothing too far out (whatever that means).
