Hello, I'm new here and am purchasing a lot in a subdivision with some minor restrictions, including the following sentence:
"No residence of temporary character shall be erected or allowed to remain on said property, and no trailer, mobile home, open basement or tent shall be erected or allowed to remain on said property"

What is an open basement? The subdivision lots are sloping so a walkout basement is necessary (we are in the NC mtns) and other homes in the subdivision have a walkout basement, but I've never heard of an open basement?

Try googling it -I did, and found several responses. Basically it's a basement without walls so you can use the space for several purposes. If you're building a house on the lot, you may want to review the floor plan to ensure the house is in compliance.

I googled it and found the same thing, but I just took that as an open floor plan basement and didn’t think that’s what they meant with these restrictions. I really have no idea and have no idea who to contact in charge of the hoa. The covenants were developed in the 60s. Almost all of the homes in this neighborhood have the walkout basement to utilize the slope, so I’m assuming walkouts are ok, which is what I was planning anyways.
