Do any of your boards have a social media policy that ask owners are renters not post private community related information to public social media sites??

I have asked the PM to add to the next meetings agenda for the board to vote on either adding a social media policy to the rules and regs or removing the gate code from the entrance gates.
Almost three people a day since Feb 1st took to Nextdoor asking for the gate code and twice it was published to 32 surrounding communities, and for the last 21 days multiple times a day someone is asking for the gate code with 32 other communities attached.

Our HOA has nothing to do with Nextdoor, and we have a handful of owners that are Nextdoor "leads" and actively delete post asking for the gate code because it violates ND's rules.

Although hard to prove, how about a written policy in your RRs fining those that either ask for or provide the code online?

Given that portions of the community are private, by virtue of the gate and access requirements, investigate whether the provision of the code is akin to providing the access code to your neighbor’s front door digital access panel?

You’re going to have to be creative.

You can have a policy, but it will be time-consuming to police and time-consuming to collect fines if people don't pay. And no policy will prevent anything, only impose penalties for violations.

I'd suggest also using propaganda:

"Dear homeowners, attached is the budget for the new year. Note the increase in assessments. X% of this is the direct result of persons posting our gate code on social media. Everyone has to pay every time we have to re-code the gate, AND everyone has to pay for the increased insurance premiums that result from allowing strangers access to our community.

YOU, dear homeowners, have to pay for this. It's real money out of your pickets. The solution is to NOT post this information on public web sites. Call a neighbor. Call or email the PM, she will be happy to help you. I'm sure all of us will be very happy if we can avoid this cost in the future. We CAN avoid this cost in the future. Think before you post."

Also consider posting the gate code in the restricted section of your community's web site, if you have one.

With luck a combination of fines and social disapproval from the neighbors will reduce this nonsense.

(There are many good reasons a community should avoid using social media, but one benefit of having your own Facebook page is keeping people off of NextDoor. You'll have to decide whether this one benefit would be worth all of the well-documented negatives that come with it.)

I love your Idea Cathy.. That will definitely, ruffle some feathers to garner some sort of positive reaction, like demanding the code be removed and everyone use the call box as it is intended.

This important information should not be shared on a public platform. A policy could be created by your board, this way, the rule exists and applies to everyone.

If your community has its own website with a password protected page, the code could be shared there.
