As a propery manager who (has or) manages multiple properties, How do you manage the numerous variations in/of the gov. docs. amongst them?

I don't believe our PM has a lot of experience but works for a Co. that manages about 1 doz. communities in our area.

That said, a majority of our BOD members are similarly uniformed and am finding it difficult for them to grasp the content of our docs. or even look into questions I have about their conduct vs. the docs. provisions.

EDUCATION! Have docs meetings for the BOD and have it open to members who want to learn. READ! Go to your State Statutes which is where all of your docs are governed from.
As for the M.C. If they don't know how to follow your documents, then fire them and get a company who can.They are supposed to be licensed in your state and that means that they know how to read and interpretate the statutes and documents.
Some associations make huge mistakes by hiring a M.C and then letting them loose with all responsibilities and without monitoring from the Board.Get people involved with committees which eases up work for the Board. Appathy kills an association.

Donna is on target.
Follow her advice and be careful and patient. It always scares me that a group of folks can get together to discuss the welfare of neighbors, have no real grasp on what is supposed to go on, and then hire some one to do a job that they have little knowledge of, and everyone starts an on the job program that costs tons of meney, the the next new broom comes in and repeats the cycle. Basic knowledge and continuity are often not considered. This HOA business is not magic, but it is hard work and knowledge.

1. Our agents are experienced and not allowed to manage many properties.
2. We monitor updates in state and federal laws.
3. There are many similarities in the controlling documents so it is not one of our more difficult jobs.

Here's a good example of where you can see a difference with FL617 and 720. Donna's idea of having a meeting with your BOD to explain the doc's is great. When it comes to the state statutes, what are you going to explain? how not for profit corps are run?

Any problem you have with the PM's experience may came from him not knowing FL 617. Your doc's should take one night of reading to understand.
