Does anyone already have a sample ARB Home Inspection template or simple checklist already compiled or created? I really don't want to reinvent the wheel and create one from scratch, but I was just wondering if anyone else has one that they might want to share.

Paul, The ARB or Covenants committee has to inspect all the homes once per year. Annual inspections are performed to insure that the exterior appearance
of each property is in compliance with our Covenants and Restrictions and the Architectural Guidelines. The inspections are primarily performed as "curb appeal" inspections where the entire property is not inspected, unless maintenance issues are sighted from the curb. A curb appeal inspection will surface maintenance issues such as but not limited to: faded or peeling paint, missing shutters, missing house numbers, fence repairs, rusted metal railings, rust stains on concrete steps, non-conforming exterior modifications, poor
landscape maintenance such as overgrown shrubbery, trees/shrubs impeding safe pedestrian passage on sidewalks, & dead plants.

The homeowner is notified of any detected violations (from any of theabove inspections) and given a time-frame in which to make the repairsor perform the maintenance. When the current homeowner hascompleted resolving those items in violation, the Association Office should be notified by the homeowner, and a second inspection requested to confirm and close out the violation's which are on record.

Hope that this answers the question. I guess that I'll just creat a checklist in a spreadsheet. Since 6-7 different people are doing the inspections, I just thought that a checklist (as a reminder) would be a prudent measure in order to get some consistancy.

Does your ARC have written guidelines or something that are written requirements? "Make your list off of that."
But what I have found in so many of the ARC postings, is that most of these committees just "wing it" Without very clearly written guidelines and restrictions, it becomes just to arbitrary as to what is acceptable. Our community formed a documents committee right after turnover from the developer and wrote a manual as to all of accepted and non accepted conditions, including types or landscape, colors of paint and as detailed as we could come up with. Of course, our most important sorce were the CC&R's which we must follow.
Our Property manager does a drivethru each week with a notepad where she notes any questional property condition and sends that to our ACR. Saves both parties alot of work by sharing the information with each other.

Sounds like the sort of checklist that you could obtain from a Realtor in the area.

I don't think that any realtor would know 1 ARC requirement from another in any developement.They aren't in the business of careing if the landscape or paint colors are up to the given guidelines. Maybe if they live there, but otherwise, I would bet money that they don't have a clue what is required from the ARC.
