Hello all,
We have very limited space and not guest parking in our garage. NONE. the only exception is if the titled deeded owner of the space wishes to have thier goes park in our garage that ok. No other spaces are available. We have a couple disabled spaces which are for residents use only. Signage and rules support this. the other day there wa an unknown care in one of the disabled spaces. It was a car that the board was maybe 80% sure didn't belong here, but they didn't wish to tow it because "they weren't certain".

I was thinking that maybe its time to have our owner register their cars or have parking permits hangers, or stickers on their vehicles. A few years back there was a very nice high end vehicle that parked in one of our owners spaces. We assumed it was theirs or a guest.. non the less it wasn't a brother.. until.. we found out that the person with the 80K Escalade lived around the corner and was using our garage to park their vehicle secure instead of parking on the street which is what her apartment allowed.

Is there a method that works, or doesn't. Does your HOA keep ledgers of cars, or have the owners use permits. The use of the disabled space was sorted out, and it was not a resident who lives here.... despite having signs and rules. people try to challenge. Please advise on your experience or if you have ideas/ feedback for vehicle registration.

For the most part, parking in my community is first come first served. The are one car garages on my street so we don't have a huge problem, but the townhouses bordering the parking lot have one assigned space. We began using parking Tavares years ago - don't know if they've still around but those homeowners were told to notify our security officers about repeat offenders if an unauthorized car was in the wrong spot the resident parking area has "resident parking only" written on that portion so people know what to do.

You may want to look your homeowners to see what problems are most annoying and if they would like a parking permit program. As you've probably guessed, this will take some time and money to set up, so homeowners need to agree to this because they will be paying those costs.

Almost forgot - if you need a handicapped space, you need permission from the board. In some cases, you may need to talk to the owner of the space that may be better suited for you and see if he or she would be willing to switch spots. You also have to pay for the handicapped parking sign and remove it when it's no longer needed.

I am a proponent of having some sort of parking management like parking permits. The problem you will run into is, A it paints a target on people's cars and announces where they live; and B, some people will put the parking permit in the window and take it out when they leave. They may forget to display it when they return then their car gets towed.

Are you a gated community? if you're gated it will slow down offenders

DO you have on-site security? If so ask them if they use a 3rd party vendor to issue parking permits. You can use the 3rd party vendor and even issue parking passes yourself including temporary.

If illegal parking is a constant nuisance, you can give that list of permitted people to the tow company and have them patrol your garage for offenders.

As always check your local ordinances for your towing rules and regulations, you don't want to get caught illegally towing peoples cars.
