Has anyone successfully tackled on street parking in gated HOA's? My HOA has frequent occurrences of people being unneighborly and blocking portions of their driveways. Quite often they don't use their garage and park all their cars in the street taking away a parking spot for people that have third car for a child or roommate.
The CC&R's already state no on street parking is permitted, but it has never been enforced do the design of the homes. Almost 80% of the homes have zero frontage and no sidewalks throughout the community. That leaves about six feet of concrete between the street and the opening of the garage door.
In your opinion if successful, and providing a majority of the owners agree to amend the CC&R's; can the BOD draft covenants following the property line, the spot in front of their house assigned to that homeowner?
I say this because about 10% of the homes in my community have his & her garages, the space between the garage openings is that homes front door and it is only 15 feet wide with no sidewalk. We can't draft covenants that are tailored to each specific situation, so I feel this is a one size fits all approach to everyone, and assign all on street parking following the property line assigned to that owner.
