Hello:

This inquiry applies to a multi-family condo community. Has anyone established a required maintenance schedule for owners to follow regarding limited common elements that are for the exclusive use of individual units? Example: painting doors/trim on decks, replacing deck & patio lights, sealing decks, caulking windows etc..

Would like to establish a schedule for obvious reasons, appearance, protect elements etc.

You might want to start by looking at suggested home maintenance schedules posted on home repair sites like Home Advisor or Angie's list or just do an internet search. Some are broken out by season, such as cleaning the gutters every spring and fall or staining a wooden fence once a year. From there, you can adopt a schedule and tailor it to the exclusive elements your homeowners are responsible for.

That said, if you want to make this a requirement, you'd better be thinking about how this will be enforced. This website has had a few discussions about homeowners fussing with their association boards or rule enforcement committee about issues such as whether a house really needs to be repainting because it looks dilapidated and the like. To wit, are you really going to ding a homeowner because he/she didn't caulk the windows? Not doing so could result in higher heating and cooling bills that would be that homeowner's issue, not the association.

Our HOA is responsible for everything outside the unit, that way we don't have to worry about unit owners not maintaining their unit.

I would think that even though the area might be exclusive use, the name says it all:

Exclusive use common area.

Typically, Associations are responsible for maintaining all the common area.
Of course, this will depend on the verbiage in your governing documents.
