On the board since January and the president has made it more and more difficult for me to access certain documents pertaining to security. At the beginning of May, a security guard must have fallen asleep and the security cart they use went missing for a few hours. The property management took two weeks to let me finally see the video surveillance and even then he omitted/didn't have a few hours accounted for on tape.Board members once had access to a website where we could check and make sure security was making rounds/what time they clocked in/ how many rounds they've done/Any issues that may occur during their shift. We no longer have access to that website. There was no explanation given, not even sure exactly when it happened. I'm not sure how to proceed or what I supposedly have a right to see since I'm new on the board. Also, I have not contacted any of the other board members because none of them have chimed in on this issue via email, so not even sure they care. Any suggestions would be greatly appreciated.

Angela,
All board members should have equal rights to all of the same information. You are all elected by the Association. The President should not be restricting any information that would stop you from serving your role.

Are you a Self Managed HOA?
How many Unit?
How old is your HOA?

IF you are a managed HOA your PMC should be involved in clearing this up. If you are self managed and this President has been there forever he may be wanting to shun you. You have to be strong and remember you were elected for a reason. People want you to be effective and the only way that happens is if you have all of the Tools. If this continues I would make some noise at the next board meeting. He needs to be called out publicly early and often till things are equal.

We are not self managed, we have a management company. It's over 400 units in a gated community. This HOA president has been on the board for over 8 years now, but the community is maybe ten years old now. I wasn't sure if because the security company is the one who runs the website if they had the right to just pull access to it for no reason.

Look at your condo docs and see what the responsibilities of the president are. In our HOA he just runs the meeting. All Board members are equal. I could see one Board member acting as a point person with the management company but you should all have access to all the information.

We no longer have access to that website.

Why not? Find out. Ask out loud at your next Board Meeting. Don't take no for an answer.
