HI

Ours is a Single Family homes community in Texas , oldest house being 5 yr old and newst one build 6 mons back.
All houses were sold and builder was already out of it and HOA managed by residents.

While building the houses, seems builder had an agreement with a Pest control company who has installed conduits to the entire structure to inject pest control chemicals. That company is alone having key to open that control unit and inject the chemical. They increased the rates from $79/- to $129/- now to do the pest control service. No other company has access to it.

I have a question on this. As a house owner, I do not have any contract with the company. I have paid the full house price to the builder, technically he should also handover the key of that control unit to me and I should have right to chose the pest control company that I like.

Can someone advise what actions as a House owner I can take or my HOA can initiate to get the keys from either the builder or the Pest control company.

You will have to read your governing documents to see who arranges for pest control (the Association or the homeowners). If the documents are silent, it's the homeowner.

I suspect that any pest control company can gain access or you could contact the manufacturer for a replacement lock.
