Hello! One of my HOA's is raising there violation fees and I can't seem to find a good, positive letter that explains the raise in a way that won't make the residents upset. Any help, or any templates that the group uses? Any help would be appreciated TIA

You can't always control how people should react to anything, so don't worry about that for now. Instead, consider why you're increasing fees - is it because it's costing more to print and mail violation letters? Are you having to pay the property manager more money to do community walk-throughs to identify violations? Have your legal fees increased because you've had to go back and forth with people who just will not play well with others? And can you state exactly how much all this is costing homeowners?

If you can do all that, put those findings in your letter, along with language stating that (1) this is NOT a money-making venture for the association - if you want the rules enforced, it takes time and effort, and none of this works for free, (2) fines should be a deterrent from violating the community rules EVERYONE agreed to follow when they purchased their home. Don't want to pay more in violations - stop violating the damn community rules! (3) fairness and consistency is what we strive for with rule enforcement - if you have suggestions as to how we can do it better, let us know and (4) thank you for doing your part to make our community a safe, clean and attractive place to live

The increase might be well received by those that do not violate. It is not like raising fees for all. It is for violations only. Let violators pay.
