Should I pay the contractor first...

The ceiling in one of our rooms sank. A contractor ripped it out and it was determined that it fell because the central support came loose from a beam. Our insurance company is going to pay for everything except the $600 repair to that support. That, presumably, is the condo's problem. We have to let the work go ahead because all the stuff from that room is spread throughout our unit. Should I pay the contractor everything except that $600 and let him wait for the condo? Or should I pay the contractor everything and ask the condo to pay me? I'd much prefer the latter, as it's not the contractor's problem.

Thoughts? Anything I should think about that I haven't yet?

What does your insurance company suggest? Have you asked the board or property manager? If not, try that first and see what happens. If they agree to pay, you might want to get something in writing to ensure you won't get hit with a bill at the end.

Ask permission first not forgiveness in a HOA. Best to discuss this with your condo board. I would pay it, then wait for the condo. Reason being is the contractor has a reason to go after you for not paying NOT the Condo. You have a reason to go after the condo if they are responsible. It's a question of do you want to be on the line or put the line on someone else?

You need to wait for repair until you have discussed the issue with the Condo board as their insurance company (or the board) may want to inspect. They may also want their contractor to repair the beam and your contractor do the rest of the work.

It's a pain, but that is what has to be done.
