Can cc&r expire? And how much should they cost to update ours are 20years old.

If you are listed as a corporation in your state and have have been granted corporation papers and have kept your filing up to date, you have no problem. I sure would recommend you update your documents. In the documents there is some time a date specified that require re-registration or renewal. I'm not sure about how that would be worded in your master Deed, but it is probably there.

Sounds as if you are in for some hard problems if no one (Manager, or MC, or Board, or someone) don't have a copy of your incorporation papers but all that should be on file at the county courthouse in Deeds section.

Cost, you will find out as you go along........no idea what you are going to have to do to get straight with the powers that are.

DocG, read your CC&Rs to get your answer. Many CC&Rs are perpetual; some automatically renew after a specified number of years during which time no amendments are allowed. Amendment costs can be highly variable depending the the number of changes and the degree to which an attorney is used. Plus it can be difficult to achieve sufficient ownership approval for any amendments.

Ours renew automatically for successive periods of 10 years after 25 years, unless owners revoke them (according to the procedure)and record that revocation.

If you live in Florida you should google mrta (marketable record title act) many things like ammendments and automatic renews will not help.
