I'm doing research for a Real Estate Investor and was wondering what is the best way to find out if a property is part of an HOA? Is there a way to search online so we can contact the HOA and find out if there are any delinquent fees?

Do you have access to MLS service? It normally says if it is in a HOA and what the dues is for the property. Finding out about delinquent fees is a challenge because that is confidential information.

Liens filed for past due assessments should be public records. In my county you can search all records on-line at no cost.

The best way to find out if a property is part of an HOA is looking at the county's official records. There's no way to do it automatically that I'm aware of. In Florida, different counties use different online solutions and website designs to present their online records.

As to finding out if anyone owes delinquent fees to an HOA.... that's between the owner and the association and unless a lien has been filed, not a matter of public record. MYOB

Thanks for all the reply's. I wish it were as easy as searching public records but every county is different and I don't see HOA on the Property Appraisers website. I think the MLS might be the best route.

There isn't necessarily a "Quick find" for knowing if it's an HOA or not. The local county Records department is the best bet. Which may or may not be online. If it's incorporated, then should be filed with the STATE. The CC&R's and Articles of Incorporation are PUBLIC documents.

Do not necessarily think MLS is 100% accurate for reporting HOA's or their fees. I've seen houses in my own HOA not showing there is an HOA. Plus the fee may or may not be shown accurate.

Remember it's not your job to provide this information to any buyer. Some states the seller is responsible at closing. Other states, it's the buyer's responsibility to be informed. So don't take on this responsibility. It can confuse some buyers to think your responsible for providing HOA information. You can just guide them to the resource.

Access to state records?

Request list of not for profits, perhaps, and sort out the HOAs.? Some states may have a straightforward database of HOAs?
