Owners make requests to the Board to rent their units. If approved, owners are given 3 months to actually rent their units, and if they don't do this, after 3 months they must reapply. We have a couple of owners who have are now applying every three months, even though they have no immediate plans to rent - they just want to make sure if decide to,they will be able to. The problem is that there limit on number of rentals at any one time, and so these actions of the owners prevent other owners who are ready to rent from doing so. Can we place a limit on home many times in a row they can reapply?

Probably, but check with your association attorney. You might be able to wrap up a hardship request with this – if you don’t rent the house within 3 months after you’ve been approved, you must wait another 6 months before you can approve again so other people will have a chance to apply (and actually do it). If something happens and you need to rent right away, you can apply under a hardship clause (make them provide verifiable written documentation as to why they can’t wait in line).

If these people howl, ask point blank why they keep applying over and over – you have a limit on the number of rentals and it would appear they’re abusing the process. Let THEM explain why they’re doing what they’re doing.
