I am a member of an HOA in SC. No one on the board is forthcoming with a copy of the Master Deed. Where can I find a copy? There must be a government office, but I dont know where to start. Thanks!

In my state, the Declaration usually establishes the HOA are filed with the county. There's also the articles of incorporation (which establishes the HOA as a non-profit corporation?) that are filed with the secretary of state's office. I don't think I've heard of a master deed before (are you using the right term?), so you might want to start by digging up those papers you got at closing and look through all of them to see if you already have them. If not, start with your county recorder's office and go from there.

In my fairly large county all recorded records are available for free online (from the County Comptroller's web page), but many counties still require a visit to where ever the records are kept.

A condominium association, though similar in many respects to a homeowners association, is more complex. It has protective covenants and common areas. It levies assessments as provided in its declaration or master deed. However, the maintenance of its common areas are likely more expensive and the declaration or master deed also creates the individual units.

see a reference to: search for deeds

enter the name of your HOA

or go in person to your county seat
