Do any of you pay a significant monthly fee to use the clubhouse in your community ? Our 88 condos pay $125.00 each per month for
a total of $132,000 annually. Does anyone think is normal or fair ?

Depends on the expenses associated with running the clubhouse. Do you know what they are?

Significant is subjective - what may be considered too expensive for you may be just right or even cheap for someone else.

You also have to consider the size of the clubhouse and its amenities. For instance, if it has a pool, you have water, chemicals, costs to open, clean and close the pool to consider. Clubhouses also have expenses for restrooms, insurance, electricity, heat, cleaning and repairs/replacement for things ranging from light bulbs to carpeting can also make a difference.

Maybe you should take a deep dive into your budget and see what goes into taking care of the clubhouse. If you have questions on what you see, go to the board - and offer your assistance in looking for ways to cut costs.

If $125/mo is only for the clubhouse, it's hard to tell if it's too much. What amenities does the clubhouse offer, i.e., is it part of a pool or other amenities? Or is it just a room with some couches, a TV and some chairs, kitchen equipment and a bathroom?

"Fair" is a different story and depends on what you mean by fair. When owners buy into HOAs, IF amenities, including grounds, etc., are available for them to use, part of their monthly assessments go to maintain that amenity and upgrade and replace its component parts, e.g., a roof for the clubhouse. It doesn't matter if you ever use it. When you sell, it is a selling point to some buyers.

Years ago in Fairport NY, my spouse & I bought a detached home in a new HOA. It had streets, curbs, lighting, entry monument, etc. to which we all contributed equally in our monthly fees. There also was a very nice clubhouse with pool, tot lot, picnic tables, parking lot, etc., that we could "Join" if we wanted to pay extra every month for it. We didn't join.

Not clear from the post whether this is an optional payment for those who choose to join or whether this is a mandatory charge. Can't even begin to comment without knowing more.
