In Florida I am told that if a HOA has more then 500,000.00 in operating fund our office person needs a CAM license? Anyone know about this?

Did you try Googling this? I did and came up with the Florida Department of Business and Professional Regulation, which has information on getting a CAM license, so you may want to contact them.

As a Fl CAM I'll chime in. On it's most basic level, anyone who manages a community association (condo, coop, HOA, timeshare, or MHA) needs to be licensed as a CAM by the state. If my amnesia serves, the exception to this is that if the association has less than 10 units and an annual budget of less than $100,000.

I think not. There's nothing in the HOA statute that directly talks about anything like this. There may be other licensing or business issues, or even insurance considerations I'm not aware of.

OK, I found this page that says

"A CAM license is required when managing an association of more than 10 units and/or has an annual budget in excess of $100,000."

This comes from
FS 468, Part VIII.

FS 468.431(2) says...

“Community association management” means any of the following practices requiring substantial specialized knowledge, judgment, and managerial skill when done for remuneration and when the association or associations served contain more than 10 units or have an annual budget or budgets in excess of $100,000:

So there's that, "when done for remuneration", and the budgetary threshold is $100,000. If your "office person" is being paid then whether or not he or she needs a CAM license depends on what tasks they're handling. The statute lists the practices considered to be "management" in a community association.
