Townhome List By State?

Does anyone know where I might find a listing of townhome communities, by state? I've entered search terms into internet search sites, but all that is returned is individual properties for sale, realtor sites, and the like. With all that is available on the internet these days, it seems to me that what I'm looking for must be out there, if only I knew the correct search terms to enter. Thanks, Tim

I don't know if there is one - the best I can suggest is to go to one of those real estate sites like Zillow and type in townhouse and the state you're interested in. You'll get a list of individual townhomes for sale, but the description may say something about its homeowner association and who the property manager is.

There is a way to do that, but it does take some work.

The other way is to pay someone thousands of dollars for the lists.

Yes townhomes are kind of listed different. Here in Alabama I know that when claiming my homestead tax exemption, I had to choose "Condo" even though it was more of a "Patio home". There are townhouses, condos, patio homes, and multi-family homes. State tax departments may condense them down to distinct categories like "Individual home, condo, and Trailer".

Developer's also choose what they want to call their development. It may be "Patio home" or "Townhouse". So to look up that exact wording may not work. It is best to look up homes on like Trulia/Zillow by price range or room/bath. Once you find that range then you can look at more details for things like subdivision name for things like "Townhouse community". They also should have in the description HOA fees but not always.

I do not know to what depth one can search real estate listings but if one can, search on Association Dues, Regime Fees, etc. Once you get a hit, narrow in on the listing.

OR, they may be how the Articles of Incorporation have identified them.

In one townhome I lived in, when I became an officer, I had to change all the mail to go to my address, from the last officer address. Wasn't hard because we didn't have many bills. I'm sure many small associations do this instead of a po box.

Other HOA's could change mgmt companies, property mgmt, resulting in a new address.

So even if you find a list, it could be completely out of date and result in returned mail.

So, I would think an HOA that is a paying to be part of a association like the Community Associations Institute (CAI) would have such a list. It would be far from complete, but it would be a large amount. I have no idea if they sell their mailing list. But its an idea.
