When a homeowner HOA that has been run by homeowners change to a management co. does the state have to be made aware?(FLORIDA) Does all the same rules and regulations apply from the docs?

I did a quick check online - am sure you have done the same - could not find anything requiring notice to Florida re hiring an MC - the HOA, of course, must be registered.

While not an expert, my understanding is that the involvement of an MC does not change anything in the governing documents.

Others here have a lot more Florida experience than I.

Is there an issue in your HOA? Might be helpful to explain it in the context of your question.

All state laws, CCR's, rules & regs apply regardless if your self managed or not. Honestly the MC should be able to tell you if they are required to file as your registered agent or not. I don't see why they wouldn't.

The MC is a hired contractor the HOA hires to run their business. So don't think you need to report who you hire to run your operation. Now if your HOA was in receivership, then the MC would have been assigned by the court. That I a different situation. However, just hiring a MC doesn't need to be acknowledge. The board is still ultimately in charge.

I've seen a fair share of HOAs in Florida with attorneys, property managers and even board members listed as the Registered Agent.

I don't think there's any requirement to notify any government body when you hire a management company (or go the other way to a self-managed arrangement).
