Last year I bought a house that is part of an HOA. There are two units - A&B. I own unit B and unit A is for sell. I find it odd that each owner has 50% voting rights so if we ever disagree how do we come to a resolution? What is the exact verbiage of your Bylaws and CCR documents with regards to voting??? Usually the documents will note that each “Property Owner” has one vote. I would be surprised to see any unit noted as 50% and have not seen that in any other documents I have read to date. You may also want to check your State Statutes as they can potentially override your CCR’s on this issue.
Potentially it will be a cold day down below before you could amend your CCR’s to allow you extra voting power. Even though the neighbor home is for sale, it is still owned by someone who has as much right to a vote as yourself.
