Need to vacate the residence for HOA construction

Sure could use some advice here. Our condo is our primary residence and the HOA is replacing all the sliding doors starting OCT 1st (5 month project) for the entire building and they recommended we relocate during this project due to the noise levels. Since they suggest we move I asked the hoa CEO about relocation expenses. He told us that the board stated to find your own place at your own expense. This answer was ridiculous. We have been paying a special assessment of almost 600.00 per year for 5 years for this project and they are now stating they need to extend this for another 6 years due to funding issues. Since they are stating it's best to move shouldn't they be responsible for our temp living expenses?

I called my ins company (State Farm) and they said since this temp relocation and building project was not due to storms they will not cover the expenses and our HOA should pay for these. Can anyone offer some good advice or are we going to have to eat these extra expenses plus continue to pay for the HOA, special assessments and mortgage? Appreciate any advice.

This is just a SUGGESTION you move out for this time period. It is NOT a MANDATORY! They are telling you all, that if you can NOT deal with the noise levels, then it's best you not be there for the project. This in NO terms means they are responsible for your leaving. It's just about your COMFORT LEVEL. Which no one is responsible for. They just don't want to hear people complain about the noise levels that will be happening during the project.

If your HOA paid for everyone's temporary living expenses while their sliding glass doors were replaced, then the board would likely just Special Assess each owner the amount of this expense. It would be a wash. Whereas doing it the way you describe gives owners an option to sleep in their own unit without incurring the expense.

Homes have to be maintained. Each member is not responsible for this particular maintenance. The HOA is. I think the board's hands are pretty much tied. I disagree with the OP that this is ridiculous.

My question to you is, do you want to pay an extra special assessment to cover hotel expenses or do you want to pay them out of your pocket?

PS there would be no way in hell I would leave my home wide open like this during a patio door replacement..

Why is the BOD suggesting to relocate?? Patio door replacement and installations typically take just a few hours.

LetA it is because it's happening to ALL the other units. Which each unit it will cause noise. So not just your unit but have to listen to all the other's as well.

For me I wouldn't go anywhere because this stuff does not bother me at all. I am used to being in a construction zone. However, you do have those residents who will claim "Noise I can't sleep". "Dust I can't breath". "Mold is being released in the atmosphere". Etc... The HOA is just saying, You don't like the work, get out. Simple as that.

Welcome to the Forum ...

Potentially your HOA should not have suggested this ... they should have just told all owners that the Sliding Doors will be replaced between X date and Y date and that DURING THE DAY when work is being done you may hear construction noise. Period end ...

The HOA is only responible for replacing needed items which you have paid for via your HOA dues. They are not responsible for paying for alternative living expenses ... unless a unit has such damage which may make it uninhabitable during the time repairs are made (for example the unit was flooded due to a water line break). Replacing sliding doors does not make any unit uninhabitable.

I would wonder more about these 'funding issues' that will require 6 more years of these special assessments and want to know what all that is planned for this money.

Steve, feel your pain. We have a unit at Forest Dunes, Gold Crown management.

Construction on and off for years. There was a period when owners that lived in building were told they could not stay in their unit because of window replacement and they were not given any help for relocating.

We had our balconies and sliding doors completely replaced and there was no way you could stay there. The unit was completely opened in front. If they are just replacing the doors that should not take long and you could stay but just have to listen to noise.

I worry many will feel your plain here, Steve, in my HOA where the current board decision is to replace ALL balconies. Dirt, noise. We are just finishing a nearly two-year exterior paint project on our high rise, that was delayed several times. Swing stages, moving balcony furniture inside for days on end, etc., etc. Many Owners here have no appetite for further disruption.

We cannot remove posts ... the important aspect is you now know not to post names. LOL ... we all make mistakes and nobody is perfect.
