Hi, I am President of an HOA of 110 unit Townhouse. I am looking to update our residents rules to allow for modern deck materials. We have a couple of decks that were constructed with wrought iron railings white side boards and modern railings. We are currently dealing with one that did not get the pre approval from the board. The first one was constructed with a lie to the board but because of it's out of site location we did not challenge it.

Our deck standards relate to wooden decks and the color of stains. We need to modernize them to allow for more modern style and are looking for some guidelines someone is already using so we can incorporate them in our rules. Any help would be appreciated.

Sorry, can't really help. We have balconies in our high rise and our CC&Rs are ambivalent at present.

Are your decks exclusive use (or limited) common area?

But I think you want the expert opinion of an architect or structural engineer before you permit any materials that are heavier than the original.
