Had a member ask if they could have a greenhouse built on there property. (about the size of a shed) We do allow sheds, but there is nothing about greenhouse in documents. As ARC I was wondering what types of concerns would you have with a greenhouse?

Can you confirm there is nothing referring to "structures," "additional buildings" and similar in the architectural control and "restricted use" sections of your governing documents? Maybe quote verbatim anything your CC&Rs say?

For structures, it is only defining it, and greenhouse would fall under this. Nothing in restricted use or nothing about additional buildings. From what CCRs say its just pretty much up to the ARC on this.

Personally, since sheds are allowed, I wouldn't have an issue with someone having a green house providing the overall size is managed for the lot and it's not visible from the street.

Think of it as a shed with a lot of windows.

Go for it, I hope it gets approved. Harbor Freight has a few greenhouse kits to chose from.

As always, you have to read your governing documents carefully. You cannot prohibit greenhouses if your CC&Rs don't give you that authority. The CC&Rs could say, "no other buildings are allowed other than houses, garages, and sheds" which would mean no greenhouses. You cannot create restrictions that are not in the CC&Rs unless the CC&Rs give you that authority.

I would argue that a greenhouse is a potting shed.

Since the HOA has been allowing sheds, I go along with the above notion: A greenhouse is a potting and growing shed. Allow the greenhouse per any usual specifications from the ACC regarding size, height, location or similar.
