Good Afternoon,
I am the Operations Manager at a POA, we have been asked by our board to attempt to identify the average number of employees HOA's/POA's have that are comparable to our property.
Our property:
Self Managed
3000+ Homes
Gated - Lakefront/Golf Community
No Security
We are not responsible for Amenities (Country Club - pools - golf courses - tennis center - fitness center - Marina - Yacht Club)

We are 130 lot development.
self managed.
In the past we have hired an independent contractor for bookkeeping.
We have zero employees

3,000 homes is pretty big. My HOA is 100 homes on 25 acres with common clubhouse, pool, and tennis courts. No golf. No country club. We are self-managed. So your association is completely different than mine. Having said that, we have 0 employees. We have a maintenance contractor who probably should be one, however.

Present HOA, 112 homes, no amenities, no employees.

Last HOA 700 homes, loads of amenities, no full time employee but MC rep on site 3 days a week.

Prior HOA, 175 homes, no amenities (actually there were plenty of amenities but they were at the adjoining golf club thus not the HOA's responsibility), private roads, one full time maintenance employee who reported to the BOD President.

In the years I've been visiting this site, I think I've seen only 1-2 HOAs the size of yours, Erick, and neither posts any longer, so you own't see comps here.

Our urban twin towers HOA with several amenities and a lots of mechanical equipment hires vendors who provide us with 5 janitors, 5 security officers, 2 engineers, F-T onsite PM & her assistant. We also have firms that service our pool, our gym equipment, &
landscapers.

We have no direct employees.

We have about 3,000 home with plating for another 2-3000 but those will probably never come to fruition. We have 14 staff members and have 3 pools, a very large lake and a HOA building with offices etc. We hire out security to a third party and also hire out pool management. We do have a golf and tennis facility but those are both private (and pay a bit into landscaping budget etc but no staff requirement for our HOA)
