Hey guys,
I am new to this forum but could really use some help. I am a builder, planning to purchase some lots on a private road that has a HOA
There are several somewhat restrictive covenants in the bylaws of this HOA that require lots of different approvals at multiple points during construction.
Although I don't intend to bypass any of the building restrictions it would be very helpful if I could get a blanket pre-approval for my construction plans.

Does any one have a document or experience writing something similar to this that would give me some freedom as a builder without trouncing on the bylaws.
The HOA has indicated they might approve something like this but I don't know how to word it.

Any advice would be very helpful.

If the HOA's documents require approval of your construction at various points, I doubt you'll get blanket pre-approval - what's the point of pre-approval if there's a chance you might put in something that's not allowed?

Better to discuss your concerns with the HOA - perhaps you should provide details of what you want to build and take a look at what their requirements are. Make adjustments to your plans as needed and submit your approval requests. Maybe you'll be able to schedule times where the HOA can come in and inspect what you've done, giving you time to fix anything, if needed. That might speed up the process a little.

Typically an HOA is interested in a harmonious/similar/fitting look versus particulars such as what type counter tops.

Approach it from that angle. Start with a "representative" drawing/picture of the houses(s) to begin with.

Typically, an Association would be concerned with the exterior of the home and square footage.

Read the deed restrictions and provide exterior drawings (elevation, materials, site map - to show location/setback, outbuildings, mailbox enclosure, etc.).
Then see what else they ask for.
