Our covenants permit the combining of lots with prior Master Association approval. Does the property owner now pay dues for only one lot?

In our project, which also permits combining lots, the owner still pays assessments for each lot. That seems to b typical and racing your CC&Rs might give you an answer for your HOA.

Further research on this indicates a NC Supreme court decision that says the owner must continue to pay dues for each lot.

We have the same rule in Texas.

We've had people do it here (stand alone homes) and they're paying two separate dues to the association. The only thing that's different is they're not paying for water/sewage on one of the lots, and they're not required to build. This is in NY.

They should pay assessments on each lot.
They should also receive 1 vote for each lot at the annual meeting.
