Has anyone ever had a major project of repairing the roads within their complex?... when I say repair, I mean major repairs that may cost upwards of $500,000 or more? This would mean a shut down of the complex...do not know where the owners of vehicles would park. I am against it as it would be total chaos.. Surely other complexes have entered into major road(black top) repairs and am attempting to find out how it was handled at your place(s)

Smart people figure things out. It is not rocket science. Maybe they can think for themselves because there is so much corruption in these HOA's.

We own the roads. We do seal coating, patching and milling/paving of those roads.
These things require that the lots are empty.

Painting, milling/paving, repairs are typically not too much of an issue.
We have people out by 8 a.m. and they can return after 5 p.m.

With seal coating, this requires drying time of 24 hours.
When this occurs, we hire private security to patrol the roads around us (which is where the residents must park, as they are not allowed in the complex until the sealant dries) during the overnight hours.

It's an inconvenience.
However, it's something that has to be done.
The alternative is the roads not being maintained which can place the Association at a higher risk if anything happens.

What Tim said - our community handles repairs the same way, even sending flyers to everyone's home a few days before the project so they can plan (smart people do that too, Richard).

Just like road construction in your city, major repairs aren't always quick and can be a drag to deal with, but the alternative is bad roads that could wreck your car and make the neighborhood look bad (thus affecting property values). If you have a better idea, talk to your board.

We haven't paved yet but have sealcoated. We do half the roads at a time and tell everybody they need to park on the other half while their helf is being done.

We stayed at a huge townhome HOA in Palm Desert (CA) during the time work was being done and it occurred like others described Maybe a 1/3 at a time with residents parking on the other 2/3 in the streets that they normally weren't allowed to park on.

We've never done major street repairs in the time I've lived in my HOA, but we have sealcoated the driveways several times. When that's happened, we've tried to stagger the days on which the work was done as much as possible (weather permitting), and we allow residents to use street/guest parking until driveways can be driven on.

I imagine we would do something similar for large-scale street repairs too when that day eventually comes, where we would let people park somewhere that would still allow them to get in and out of the complex, even if they had to walk a little bit.

To the OP -- is it necessary to do all of the streets at once? Could the work be staggered over different time periods?

Sometimes, in order to have something nice, one must suffer some inconvenience. There are very very few people in this country that would not benefit from a short walk to their car every now and then.

I believe Alex (the OP) is against the project for more than a simple parking issue. The parking issue is a Red Herring.

Make it happen. We had a complete road resurfacing project in 2007. Subsequent boards refused to do any sealcoating because that only "gets on your tires and tracked into the driveways". Instead of asking the homeowners to be practical and be understanding about a brief inconvenience, those boards did the exact wrong thing and now our roads will need another complete resurfacing in about 5 years at a cost of hundreds of thousands of dollars. We could have extended the useable life of the roads to perhaps 30 years with periodic sealcoating. But no. Let's all be ignorant and proud of it, yeah?

And I bet that type of thinking is why Alex's community now finds itself having to do all of the roads at once. Everyone wants maintenance, but only if it's convenient and cheap for them. Sorry, but life doesn't always work that way...
