Can anyone recommend an easy to use guide book for HOA Board members? Something that would make it as simple as possible to understand basic responsibilities...Thanks!

I would suggest the By-laws and CC&R's of your HOA. Sorry, that's exactly what those documents are for. No real "Cheat sheets". There are books on the issue and this web site for questions.

There are no such thing as "Professional homeowner's". Every is a volunteer in your HOA. You have to expect to be managed by the soccer mom and retired military guy down the road when living in a HOA.

Think about what kind of "guide book" you would want if you were a board member. Then look up that information. That's about as best as it gets.

MelissaP1 - Just because someone volunteers does not mean they are not experienced. Since most of the decisions an HOA/COA Board member makes is based upon common sense, a soccer mom or retired military guy is as qualified if not more so in being part of a team and achieving success. In many ways that makes them more qualified than most.

IMHO there are such things as professional homeowners. Many of the members of HOATalk are becoming, and have become professional and experienced homeowners in association living.

if you looking for help on an HOA, there is the choice of the King James version or one of the originals (not widely recommended as they are still in stone tablet format)....smile

Prior to finding this site, (sorry Gloria this was before I knew your book existed), I relied heavily on "The Homeowners Association Manual" by Peter and Marc Dunbar, both Esq. Not sure how this would stake up to Gloria's book, but I will say this, the Dunbar book is somewhat "bland" in that it gives general descriptions of issues, and overviews of life in an HOA. From Gloria's sage advice on here, you might get better "on the ground" information from her book - more practical information.

Another book, that is mentioned here often is "Robert's Rules of Order" for how to conduct your meetings. That is not to say that every HOA must use this procedure, but it does help in creating a guide/outline of how to conduct HOA business.

You did not mention this, but I will assume and share my frustations ... when I went to B&N, Border's and other bookstores, there was NOT a wealth of information able for purchase. Most of the listings were "out of stock" or were very "dated" (prior to 2000, etc).

Although my book quotes much of NJ and NC state laws, born and raised in NJ and moved to NC to where I have opened another company; I still feel my book will give you and other board members a lot of information you will need in moving you in the right direction. Good Luck!

Linda - Fairfax County puts out a great homeowner association guide and although some of the info is specific to Fairfax, a lot of it is generic and pertainant to other jurisdictions. Lots of good info here.
