Our board is run by the president and rubber stamped by his buddies. He is in total control of finances and never sent homeowners , as required by law, the end of year financials for 2016. It is required within 120 days to be sent to each member. He fires companies and makes substantial changes without homeowners knowledge. They meet privately and conduct business by email

Vote them out. If you can't wait until the next election, gather signatures for a recall. Yes, everything you mentioned is against the law. If you're a condo association you can file disputes with the state's DBPR. If you're a homeowners association you need to go through mediation before you can file a lawsuit.

Geni is right. but to succeed means gathering support and unifying with a plan for the future. It also means riding candidates to fill the vacancies.
