Update the certified registered letter was finally picked up ,as I got the green card back.I have never got a response from the PMC about contract or no contract .The HOA secretary did request all contracts they also never responded to that inquiry either .
The current president of the hoa is never available also busy busy busy ,have heard the vp has not been to any of the last 3-4 meetings they( hoa ) have .

Got generic letter from the PMC with notice of a meeting sometime this month no date was given and a general list of what you should and should not do with your property ( basketball goals not to be near the street etc...) I feel like that is sort of like you know a parent telling the kid go clean your room ,usually not going to happen unless something is more strict about what needs to be done .

I don't know if its right to do but its like we need to meet minus the PMC .

Also I do feel like when and if this meeting happens confronting the PMC and asking for explanations.

I do feel we have a right to know if we have a contract and if we do the details of said contract .

I believe you can call a "special meeting" to discuss these issues. Plus I would go and look into finding a replacement. Have 2 to 3 bids outside your current PMC. Tell them they can be open to put their bid in too. If you do that, then they have no choice than to give the HOA a copy of their current contract or a new one. That is if they want to keep the job. Plus it may give you all the end/begin date of the existing contract of which to work from. It may require a 30 to 60 day notice of termination.

When I took over, I fired our lawncare guy. He was the former president's pot dealer and had many complaints about him. He was also a HOA member. No easy task to get rid of him. However, I got 3 bids for new contractors and knew what we paid him. That is when found out that the former President had screwed up the original contract. He had the contact set up a month later than the new one. So had to pay the former lawncare his month of pay AND the new contractor their month's bill.

So telling them "Hey I've got 2 bids would you like to be the 3rd?" may be the way to go. They say no, then there you go.

Melissa, Lori is not on the Board and has, then, no standing to seek bids or proposals. For a better sense of her knowledge base, see her numerous posts of a few weeks ago.

Even though I am not (yet ) on the HOA board I have been helping one of those who is on the board .
I have met one management company and have talked with another on the phone .
As to contracts I have a strong hunch that the PMC does what it wants with no regard to the board .
(as there was no board for a long time not till I started stirring the pot so to speak .

I primarily tried to have a meeting with out the pmc but someone informed him so that ruined that .(not sure how to get a meeting with out a snitch )

One does not have to be a board member to present bids. Where does it say that anywhere? I always asked my members for recommendations if they knew someone. Most of the time board members are too busy and wouldn't mind the help. If someone offered to bring me a bid, I would happily submit it for a vote. Doesn't mean they will win the bid. We had a 3 bid rule. All discussed openly.
