If a condo needs a roof replacement due to faulty installation after the warranty, is the HOA responsible?

Yes and quite possibly the BOD along with the management company if applicable could be responsible if they knew about the faulty installation and did not act on it.
I hope your HOA has BOD F up insurance.

Is this the original roof, Sue? Or a replacement roof the Board approved having installed on all condos? Or just yours?

When did the warranty expire?

Your HOA is responsible for roof replacement anyway, right? Check your CC&Rs for this info.

If the governing documents specify that the roof is the responsibility of the Association, then it is always the Associations responsibility.

However, if an owner damages the roof (say by installation of a satellite dish), then the Association is responsible for the roof repair but would charge the cost back to the individual member.

Is the roof leaking or not?

Not all condos cover roof repair and replacement. I wouldn't buy one but some people do.

I have our roofs inspected every year(under warranty). If a problem is found it gets fixed. If there is a leak after that the roof is repaired but the unit owner is responsible for their own damage. I don't feel that is right but that's the way it is. That has happened twice in my Association. "Walls in" damage is on the unit owner unless it is caused by negligence and that is very hard to prove.

If damage is found because of solar panel or satellite installation it is repaired and the unit owner gets a bill. That isn't covered under our warranty.

I would like to see more info from the original poster.
