Hello,
I am a condo owner of two years. In my situation no one wants to be on the board. Drama and the like. I am considering taking up one of the positions...
A few questions for those who can offer advice:

1: What are some pitfalls of being on the board? I am already aware that a board member remains until they are voted off or dead. (Manager's words. We do have a management company.)
2: Any other advice.
3: I haven't looked deeply yet, but there has to be a way to get a deep appraisal analysis. Any luck with such?

Kind of unloaded a lot for my first post here, but anything helps.

Well you found the right website to ask your questions... Most here are current, former, or interested in board of their respective HOA's. Not many actual HOA websites are like us in that aspect. Think we try to make you feel it's okay to be a part of your HOA not against it. HOA board/officers are people too...

I say go for it! It's kind of a sink or swim situation. Can't really give you any exact advice. It's one of those things that just have to be part of you. It's like those people who are good managers. They don't fight it but accept it. I think once you take that approach it all becomes clearer not necessarily easier.

When I was part of my HOA and then became a board members/officer I had never done it before. No experience or knowledge of HOA's. My first one. You just learn on the job by doing the job. Feel free to ask questions and google a lot. No one has the right answers for your situation. We can just provide you guidance from our experience/knowledge to guide you to your answer.

Good luck. I always said being President of my HOA was NOT "Thankless" job. It was a "ThankFULL" job. You get out of it what you put in it. Not always successful but would you want someone else to do it?

Pitfall: You will be asked to do this or that or what about this or that by many at all times.
Your answer should always be: I'll bring this to the Boards attention at our next meeting. It would be best if you can email this to the management company.

Pitfall: You likely don't have the money you think you have and will need to explain this to many who simply don't want to hear it.

Pitfall: More work then you think it is.

Read and understand your governing documents and applicable State statutes.

Trust but verify - there is no harm in asking what the basis is for someones answer

Appraisal - meaning what your property is worth?

The fallout from this is often rumors that you (the colloquial you, not anyone specifically) have stolen the money, mis-managed it, or knew about past board members stealing it and let it happen.

I also agree it's not totally thankless. There are people who will appreciate your efforts and the time you volunteer to do the job. The problem is usually those people are quiet while the naysayers are loud. I'd seriously consider getting a pre-paid "burner" phone and ONLY giving that number out to people.
