I am currently living in Las Vegas, NV. Our community definitely has a HOA. Recently, I received a fine letter on the violation that occurred last year in July. Obviously, at that point of time, I already cured the violation. However, I never been told last year that I have to send a notice email to the HOA states that I already picked up the leaves (violation) and I received other violation letters too, I cured the violation without noticing them but still got those cases closed except this one. Since my front yard always has leaves problem, I consistently receive violation notice of plant debris, so I never thought that case was still open till I receive the fine letter.

I went to the HOA office, the manager told me just simply wrote an "attention board" email to her. Once a bi-weekly board meeting is conducted, they will review it, waive the fee, and close the case for me since I also provide the picture. I did some research, most likely there should be a hearing along with the fine letter. But I only received the fine letter and the manager did not tell me there will be a hearing going on and she confirmed with me that there is nothing else I need to do besides waiting for the board meeting now after she checked the email. So is that normal? Or will I still might have a chance to receive a hearing within this 2 weeks? Super panic about the current situation now! I never tried not to cure the violation tho. Please give me advice, thank you.

Welcome to the forum. If there is to be a hearing you should receive a letter stating a date and time of such hearing. I would just send the letter to the BOD as the HOA office stated. Hopefully it will end there with no worries.

Are you new in the HOA?

I ask because we have a family vacation home there and when we were new to HOA, there were numerous letters sent until we finally confronted them. After that the garbage ceased. We had a bush that we trimmed often but they always complained ... until my Mom sent a picture and then called asking what was wrong with that particular bush. When told nothing appeared wrong the HOA was told if one more letter was received regarding that damn bush that flipping bush will be cut to the ground and eliminated. Their response was how much they liked that bush and did not want to see it eliminated. Guess what ... never heard another word about that darn bush.

Thank you for the reply, I am super worrying about the current situation. The manager that I talked with never told me where is the board and according to the mail, actually the board members are my neighbor, no wonder why they always catch small things about my property, such as satellite wire painting, front yard plant debris, house exterior chips (all those already stayed there when we purchased the house). Especially the satellite painting, it was black when we bought the house and for the past 6 years, no violation was sent to me regarding that till last week. And yes, we are new in the HOA. I was so worried about the fine letter thus I physically drove to the HOA office and ask the process in person. Based on the manager's tone, that was not a big deal AT ALL. She simply stated that : Oh, just send me a email saying attention board, I already cure the violation and they will waive the fee for you and close the case. Then I was like: Anything I can do? because if as you said inspector would catch the correction since they drove around all the time, how come the case was not closed as soon as the front was clean last year. She said: you should notify us.

Anyway, my HOA is lazy as hell, they barely pick up the phone, reply email, or return a message. But apparently, I went there had no difference than assisting me through the phone. My tree in the front yard is a hot mess, it never stops falling down the debris. NEVER!!!! Sometimes, it falls faster with huge amount. When I notice the issue, they already wrote me a violation letter. I personally feel since my neighbor is board member, they always check on me.

I am so glad you shared your experience with me, I guess that is the reason why I consistently receive letters. But this time, I truly don't know the case stays open since every violation letter was about the same issue. The manager never mentioned about hearing and I still have not receive the hearing letter but a fine letter. And now the manager just told me, the email is enough, I just have to wait till the board meeting.

LOL ... I do not know how big that tree is and how much you love it, but you might try same tactic and see what your response is . Maybe the HOA loves that tree and will leave you alone.

That tree is big, honestly I hate plants and eventually I will tell my dad to change another one. All I know is my neighbor will never leave me alone till they are satisfied.I should try it, if I am lucky enough to get contact with a manager that actually pick up the phone.

Luckily my HOA, our dues covers front of house maintenance, since allot of properties here in Vegas have zero to six foot frontage, I don't see why
the clipboard nazis are getting their panties in a twist. It has been especially windy in the valley as of late, don't your HOA community manager realize that?

Omg, you are so lucky!! I wish I can at least have a professional HOA. They either do not care about any issue for a long time or send me so many letters within a short period. I can say that for this one year, I had seen at least 3 different managers who signed the letters now. They said that they have inspector driving around to check all the time, I NEVER seen one for 6 years, if I do at least I can ask them some questions. And how come your inspector cannot tell whether I corrected the violation or not and let that case open for a year? I had cleaning the front straight three days now due to the heavy wind, three 30 gallon fully filled trash bags sitting in my trash can now. From now on, every single time I clean up, I take a pic and prepare for their letter.

You are maintaining your yard by yourself?

With all these problems, why don't you hire a professional landscape company to take care of your yard?

Then you will not have to deal with the board or work so hard!

It cost me about $20 a month for the landscapers to do NOTHING. Our landscapers have destroyed our common areas especially the fountain grass.
The HOA hires non arbor certified tree trimmers...err butchers. I pull the weeds, as for the leaves, I could care less and the HOA can't legally make each declarant responsible for leafs because of mother nature, otherwise every homeowner would have a full time job cleaning leaves.
One issue my HOA is taking up is getting rid of all the Palo Verde trees, they shed too many leafs and it creates a mess and other issues in the community.

I wish we had an inspector drive around, we don't and it takes almost two years for anything to come to fruition.

20 dollars a month and they still cannot do a job right?! WOW, for my tree, it needs at least debris cleaning up twice a week, otherwise, it looks yellow in the front yard. That kind of falling speed. I feel bad for you, cant believe you hire professionals who still destroy your stuff, but what else we can say? They can do the job and they do it for money.Exactly, I agree with you. I cannot stop that stupid tree from not falling down the branches.

Your HOA is way too unprofessional, 2 years? But the good side is they would rather not deal with it instead of casing your property everyday.

Sorry, I meant $20.00 per quarter, but you're right. other than a Crepe Myrtle tree that they hacked up I have a Texas Ranger bush, 2 sage brush bushes and some bush that looks like thing from the Addams Family; The rest of the front yard is zeroscape, I pull the weeds. It is a waste of money IMHO, but the board wants the landscapers to keep the community nice,,, primarily because our hoa has somewhere near or north of 50% rentals.

Money is money, you could've spend 20 dollars on something else rather than someone who cannot do the job right. Weeds are terrible, I used to have them covered a huge area in my front yard after several rainy days. I bought the spray from Homedept that actually works, but in Summer, I really wish I dont have to do the landscaping.I am kinda surprise your HOA requires their tenant or owners to hire a landscaper. Honestly, if my hoa doesnt require a good green environment, I would cut off all the branches from that tree, so it wont fall any plant debris no more.

LOL ... You do not want phone conversation (that is essentially he said ... she said). Send everything in writing!!! Either email or US Mail "Certified Return Receipt". We only called as backup to written email message. The mgmt company then had email and picture to reference during phone call. Keep in mind a phone call cannot be used later in a Court of Law if ever needed.
